Zoning By-Law

The Nation Municipality’s Zoning By-law outlines the rules for how land and buildings can be used and developed within our boundaries. It helps guide growth, protect property values, and ensure development is safe and compatible with surrounding properties. 

The Zoning By-law provides detailed regulations regarding, but not limited to: 

  • The zoning designation of a property 
  • Permitted land uses 
  • Minimum lot size and frontage 
  • Required yard setbacks 
  • Maximum building height 
  • Parking requirements 

Before starting a project or changing the use of a property, it’s important to make sure your plans comply with the Zoning By-law. 

If your proposal does not meet the current requirements, you may be able to apply for a Minor Variance or a Zoning By-law Amendment. 

Understanding the Difference

Minor Variance is requested when a property owner needs a small adjustment to the existing zoning rules. It does not change the property’s zoning category, it simply allows a minor exception to specific requirements, such as setbacks or lot coverage. 

Zoning By-law Amendment is required when a larger change is proposed. This may include changing the property’s zoning designation, adding a new permitted use, or significantly modifying zoning standards. This process formally changes the zoning rules that apply to the property. 

Zones

The Municipality is divided into different zoning categories, also known as “zones.” Each zone outlines the types of uses permitted on a property and the specific regulations that apply, such as building size, setbacks, and other development standards.
