This page provides information on the most common building projects and permit applications received by the Building Department. The information is intended as a general guide and may not address every project or situation. Additional requirements or exceptions may apply.

Accessory Building

Construction of an accessory building (detached garages and garden sheds), including prefabricated buildings, occupying an area greater than 15 square meters (161 square feet) requires a building permit. 

Prefabricated garages and sheds do require the same documents listed below. Ensure that the company you are purchasing the building from can provide detailed construction plans before you purchase the building.

Addition to a Residential Building

Under the Building Code Act, a building permit is required for the construction of a new building, an addition, or alteration of any building or structure with a building area of over 10 square meters (approximately 108 square feet).

Decks

A building permit is required for decks that are adjacent to or attached to a house when the walking surface is more than 600 mm (24 inches) above the adjacent grade. A permit is also required for any elevated deck that provides the principal access to a building.

Demolitions

A building permit is required to relocate or demolish an existing building or structure. A demolition permit helps ensure the work is carried out safely, utility services are properly disconnected where required, and applicable regulations are met before the structure is removed or relocated.

Fences

Fence permits are issued by the Municipal By-Law Enforcement Department. Please visit our Fences page for general requirements and permit applications.

Finishing/Renovating Your Basement

A permit is generally required if you are adding a bedroom, adding or completing a bathroom or making structural, plumbing, or other regulated changes. A permit is generally not required to install drywall or finish an existing recreation room or living space, provided no bedrooms, bathrooms, or other regulated work are being added.

New Home

Under the Building Code Act, a building permit is required before constructing a new home or dwelling. The permit process helps ensure that the proposed construction complies with applicable building, zoning, and safety requirements.

Swimming Pool Enclosure

A Swimming Pool Enclosure Permit is required before the installation of a new pool or the replacement of an existing pool, including both above-ground and in-ground pools. See our Swimming Pool Enclosure Permit page for the application process and requirements.

Secondary Dwelling Units

Adding a single, self-contained rental apartment to your home provides your family with an additional source of income and provides your community (or a member of your family) with another source of affordable housing. Even an “in-law suite” for your family members would require a building permit to ensure Ontario Building Code compliance.

Woodburning Appliances and Wood Stoves

A building permit is required for the installation of a masonry fireplace /masonry chimney, woodstove and chimney, pellet stove (wood, corn, grain, etc.), fireplace insert /chimney liner, pre-manufactured fireplace and chimney.
