Accessory Buildings

Construction of an accessory building (detached garages and garden sheds), including prefabricated buildings, occupying an area greater than 15 square meters (161 square feet) requires a building permit. Prefabricated garages and sheds do require the same documents listed below. Ensure that the company you are purchasing the building from can provide detailed construction plans before you purchase the building.

Application Fees 

Building permit fees are established in accordance with the Building Permit Fees By-Law. Fees vary depending on the type and scope of the proposed project.  

All applicable fees are payable upon approval of the permit by the Building and Construction Department and must be received prior to the commencement of any work. A permit is not valid until full payment has been received by the Municipality. 

Submit an Application 

An application must include the following documents and details: 

  • A site plan showing lot lines with dimensions, the locations of the proposed accessory building and existing buildings, the total lot area, the area of the main building and all existing accessory buildings, as well as any proposed changes to grading (grading approval may be required).  
  • Foundation plan showing the detailed foundation plan showing footings, foundation walls, and floor construction. 
  • Cross-section drawings showing the foundation construction and depth, floor construction, wall construction (including stud height), roof construction (including roof pitch), and the overall height of the building measured from grade to the roof. 
  • Elevation drawings showing the general appearance of the accessory building from all four sides. Drawings must clearly indicate the location of windows and doors, as well as the proposed exterior wall finish (e.g., siding).
